From Start to Finish

The start is not always where you think it is.

  1. Dream.  Dream your space and use your imagination.  The initial concept will be in your head and live in your imagination. However, it needs to be explored further by asking yourself some questions. How does it need to function for you?  What are your needs now compared to when you first moved in or purchased?  What is it that you like and dislike?  What are your upcoming needs?  Examples: One client's kids were getting older, their lifestyle had changed from simply surviving with the kids as they grew up to the parents enjoying more of the life of socializing with their frineds at home. They desired a more adult space from their kitche/living/dining and embarked on a renovation that would update all three of those spaces and give them the entertaining space they desired. Another client purchased a home that had two bedrooms.  The wife worked form home and occupied one of those bedrooms for her office. On their decision to have their first child they realized the home was not going to be able to function or allow for not only all all the necessary facets of living in the home the expanded famliy would require, but, parents visiting, home office, kitchen being too small and outdated, etc.  - Ask yourself - What will it look like? How will it function? Physical elements to be used? What is your style? What types of materials do you prefer?
  2. Plan. This starts right along with dreaming.  When you have this vision in your mind’s eye, start putting it down on paper.  This can consist of sketches, pictures form magazines, Houzz and Pinterest idea folders, etc. Learning how to use thes types of tools will help bring the idea and imagination to a tangible look. The best way to get the results you desire is to have a clear understanding that you can clearly share with others.  Everyone when having something described to them formulates a specific and yet differing idea of the concept.  The phrase a picture is worth a thousand words whole heartedly describes this portion of the process.  Having the pictures that can be pieced together by those creating your space can envision your idea is critical to getting your message across.  Think of marketing and how they get the message to their desired audience.  Your audience is the design/build team and you are the only client who's message needs to be clearly understood.
  3. Understand the lingo, definitions, and imapct they have on your project, do some research into the industry.

    2. Architect
    3. Designer versus Interior Designer
    4. Plans Designer
    5. Budget
    6. Allowance
    7. Selection
    8. Schedule
    9. Change order
    10. Layout
    11. Floor Plan
    12. Elevation
    13. Engineering Detail
    14. Planning, Permitting, and Environmental Health
    15. Survey
  4. Design – Determine if you need a plans designer, an interior decorator, and/or an architect, or if you can design it yourself.  This will most likely be determined by the size and depth of the scope of work. Design your scope of work to make sure you and your team understand the details you would like to include, you can’t be too detailed and specific. This is as critical as the pictures in your mind and will start to shape the look of your project or home as it starts to come to fruition.  It will encompass all the details you have thought and encountered as you dream and plan your project to make sure you are not disappointed in the final product. 
  5. Create you’re A,B, and C lists. A lists are must haves, B lists can be sacrificed, C lists are the first details that can be removed.
  6. Interview.  Yes interview.  Line up the players and interview them to see who will be on your team. Its not as simple as getting a price and then deciding, there are many factors in determining whom you will trust this project to.  It is a job interview. Do some research on how to interview and be prepared to interview them as you go through the process to help you determine who will take on this project and get it done the best way possible.
  7. Decide on the budget.  What is a budget?  It is comprised of three things, what it will cost, what you have aloocated to spend, and what you are willing to spend.  All three of these need to be reconciled before you have a true budget.  Then always prepare and be ready for more.  There are overages and change orders that are driven by site and existing home conditions as well as through the selections process.
  8. Prepare before you start. Get yourself ready.  There are a lot of elements to a renovation or a new home build. Getting yourself ready will help in the process, but unless you have done this before, you really have no idea what to expect. Later modules will go into more detail on this but rest assured it is more intense than you could imagine.
